Planning Application at Abernyte Farm

Details of the new application to demolish the steading at Abernyte Farm and replace it with 4 houses are starting to appear on the Perth and Kinross Planning website.
The applicant is listed as Northbank Services.

Details so far can be viewed at 193.63.61.22/publicaccess/tdc/DcApplicat...e=PROPERTY&module=P3

and the plans submitted so far at 193.63.61.24/WAM/pas/showCaseFile.do?app...pNumber=07/02837/FUL

Unfortunately the elevation and floor plan drawings only consist of the garages!

Those interested should take time to study this application.

The full set of plans for this application are now available at the above link.

At first glance they seem to make for a well thought out development. Views from Abernyte residents on this application are welcomed. It affects us all.

The Developer, Northbank Services, has submitted an amended plan for this development, to Perth and Kinross Council. While the new plans do not seem to be available on the Planning website as yet, I believe the major change is for the vehicle access into the development is now from the roadway to wards the village and not via the farm road at the rear of the current steading. Other changes involve the shared drainage system for the houses.
If the plans are made available on-line I will post a link for all to view and comment.

The application for this develoment is to go before the Development Committee on 30th July 2008. The recommendation from the planners is that it be approved.

As anticipated, this development was approved. It is not believed that there will be any immendiate building taking place, as the steading was recently offered for let as storage or for wintering animals in. Perhaps in the spring.

Application Number: 15/01029/FLL


I am directed by the Planning Authority under the Town and Country Planning (Scotland) Acts currently in force, to refuse your application registered on 17th June 2015 for permission for Modification of permission 13/00930/FLL (Demolition of existing steading and erection of 4 dwellinghouses with garages) for change of house types Former Steading Abernyte for the reasons undernoted.

Development Quality Manager

Reasons for Refusal

1. The proposal, by virtue of its design in terms of the appearance, height, scale and proportions is not in keeping with either the character or appearance of the area and will result in an incongruous development being introduced into the local area and is therefore contrary to Policy PM1A and PM1B of the Perth and Kinross Local Development Plan 2014 in failing to respect the character and amenity of the place.

Justification

The proposal is not in accordance with the Development Plan and there are no material reasons which justify departing from the Development Plan
